As we mentioned on our podcast this week on the (2010 Myrtle Beach Tax Assessment) we are keen to get the word out that
Cypress Industrial Park is Just Reduced!
4.02 acres at the originating South end of Highway 31. 11,500 cars go by that intersection, according to the South Carolina Dept of Transportation, which delivers additional traffic to this plot located at the first lighted intersection on 544.
This is a new, master planned, 19 lot subdivision. Initially priced at $1.2 million, the property has just been reduced to $659,000!!
This location offers great exposure and access, and this lot would be ideal for a variety of retail uses. Its convenience to Highways 31, 544, 501 and 17 allow businesses to effectively service the entire Grand Strand from one location.
This week on The Bethune Rollison Show we discussed the 2010 Tax Assessment and how people in Myrtle Beach can appeal their property taxes. At issue is really was the county right in their higher assessment of most property values, when we know they used computer models and very little on-site inspection. Plus, market values are not where they were in 2008 and most owners reckon that was the valuation used for the new assessment.
Brown explained that the County was going to get the money they required to continue providing services no matter what. Whether by raising property value or by raising millage, the numbers were going to add up in their favor.
However, each owner can appeal. You have only 90 days from when your letter arrived – on or about October 1. So… hop to it, if you’re going to appeal – you have until the end of the year.
Can you appeal on your own? Yes, absolutely, said Jeremy – so long as you have correct data. It is a really good idea to get a “Broker Price Opinion” to take with you. It adds credibility and provides the evidence required to substantiate your claim of value.
The Deal of the Week had 2 options:-
We have started a weekly radio broadcast to discuss the issues of greatest concern to all those involved in Myrtle Beach Commercial Real Estate. On our first broadcast, we talked about the unique Myrtle Beach economy, the Airport Expansion and what having an MSA status means to Myrtle Beach business.

Brown Bethune and Jeremy Rollison teamed up earlier this year to combine their superior market experience thereby making the smartest commercial realtor team in Myrtle Beach!
Some claim? Yeah, sure. Brown Bethune has been a Myrtle Beach commercial realtor since 1984 and has seen every plot get developed well, badly and all points in between. Show Bethune a piece of property and he can tell you immediately what the “highest and best use” of that land is. He’ll also pinpoint the perfect buyer with a credible business plan to make it a success.
Jeremy Rollison brings a different skill set to the table. His background in public accounting, operations in the publishing industry and hospitality management enable to see the potential when assessing investment opportunities and how to structure a cash flow scenario. Add his tech skills, background in the United States Airforce and involvement in the South Carolina Republican party and you have quite an asset.
A pocket pair of aces, these fellas serve Horry, Georgetown and South Brunswick counties with dynamic verve and wisdom – always looking for the win-win on both sides of the table.
